Window Repair and Replacement in Yelm, WA
Honest Window Repair & Replacement From a Local Yelm Team
Whether you have one cracked pane or a whole house of drafty, foggy windows, NW Window Installations can help. For more than 25 years we’ve repaired and replaced windows in homes and businesses across Yelm, Thurston County and the South Puget Sound. We’ll tell you honestly what’s worth fixing and what’s worth replacing, then do the work with a local crew that knows Northwest weather.
Windows take a beating here. Months of rain, damp air and temperature swings wear out seals, swell wood frames and leave older single-pane and aluminum windows dripping with condensation every winter. Sometimes a single new glass unit or a worn balance is all it takes to get a window working like new. Other times, patching an aging window only delays a bigger expense, and replacement is the smarter long-term investment for comfort, energy savings and resale value.
That’s why every estimate starts with an inspection, not a sales pitch. We check the glass, seals, frames, sills and hardware on each window, explain what we find in plain language, and give you clear options with written pricing. If repair makes sense, we’ll repair it. If replacement makes more sense, we’ll show you energy-efficient Milgard windows built to your exact openings and help you apply for any PSE rebates you qualify for. Either way, you deal with the same locally owned team from the first visit to the final walk-through.
Why does my window fog up between the panes?
Dual-pane (insulated) glass is two sheets of glass held apart by a spacer and sealed around the edge, with dry air or argon gas in the gap. That sealed space is what lets the window insulate. Over years of sun, temperature swings and Northwest moisture, the edge seal can break down. Once it does, humid outside air seeps in and condenses between the panes, leaving fog, streaks or a white mineral film you can’t clean because it’s on the inside.
A failed seal isn’t just cosmetic. The insulating gas escapes, the window loses some of its efficiency, and the haze usually gets worse over time.
Your options for foggy windows:
- Replace the glass unit. We order a new sealed glass unit built to the exact size of your sash and install it in your existing frame. This is the best fix when the frame and hardware are still in good shape.
- Replace the window. If several windows are fogging, or the frames are worn, drafty or rotting, a new window solves every problem at once.
- Be cautious with “defogging” services. Drilling and venting the glass may clear the view, but it doesn’t restore the original sealed, gas-filled unit.
Check your warranty first. Many manufacturers cover seal failure for a period of years. The spacer bar between the panes is often stamped with the manufacturer and date, and we’ll help you check.
Fog on the inside or outside surface is different. Fog on the room side is indoor humidity condensing on cold glass; running bath and kitchen fans and opening blinds for air circulation usually helps. A little fog on the outside surface on cool mornings is actually a good sign: it means the outer pane stays cold because your home’s heat isn’t escaping through the glass. The U.S. Department of Energy’s Energy Saver guide covers more ways to improve existing windows.

Repair or Replace? a Quick guide.
How to weigh the cost. A repair that restores a good window is money well spent. But if you’re fixing the same window again and again, or several windows at once, add up those costs. Replacement often comes out ahead once you factor in comfort, lower heat loss, PSE rebates and a new warranty. A few questions help you decide:
- How old are the windows? Older single-pane and aluminum windows rarely justify major repairs.
- Are the frames solid? Glass and hardware can be replaced; rotted or warped frames can’t really be fixed.
- Is it one window or many? One failed unit is a repair; a pattern of failures points to replacement.
- How long will you stay? Planning to sell soon favors targeted repairs; staying for years favors replacement.
| Repair is usually the better choice when… | Replacement is usually the better choice when… |
|---|---|
| One or a few glass units have fogged or cracked | Many windows are fogging, drafting or failing at once |
| Frames are solid and square | Frames are rotted, warped or cracked |
| Hardware or balances are the only problem | Single-pane or old aluminum windows sweat and drip in winter |
| Windows are fairly new and well-made | Parts are no longer available for the model |
| You plan to sell soon and want a quick fix | You want lower heating bills and a quieter home |
PSE window rebates for Yelm-area homeowners
If Puget Sound Energy electricity or natural gas is your home’s main heating source, you may qualify for a PSE windows rebate when you upgrade old windows. As of fall 2026, PSE lists:
- Standard rebates of $50 to $100 per window depending on what you’re replacing, with caps up to $1,500.
- Efficiency Boost and manufactured-home rebates of $200 per window, up to $2,000 total (limited to 10 windows or patio doors at the higher rate).
- Patio doors are eligible too.
- New products must be bought and installed by December 31, 2026, and U-factor is the main qualifier.
PSE requires documentation such as packing slips showing each window’s U-factor, and processing can take four to six weeks. Confirm current terms with PSE before you buy; we’ll provide the U-factor paperwork you need.
What about the federal tax credit? The federal Energy Efficient Home Improvement Credit (Section 25C) ended for property placed in service after December 31, 2025, according to the IRS. Windows installed in 2026 don’t qualify, but utility rebates like PSE’s still do.
Window Repair and Replacement - FAQS
Can you replace just the glass in my window?
Usually, yes. If the frame and sash are sound, we replace only the glass unit or single pane.
How much does window replacement cost?
Cost depends on size, style, frame material, glass options and whether the job is retrofit or full-frame. We provide a free written estimate for your home.
How long does whole-house window replacement take?
Most homes are completed in one to three days after the windows arrive. Single glass repairs usually take under an hour per window once the new unit is made.
Is foggy glass covered by warranty?
It depends on the manufacturer and the window's age. Find the brand and date, and we'll help check.
Do you repair windows you didn't install?
Yes, as long as replacement glass or parts can be made for them.
Can I replace windows in winter?
Yes. We work one opening at a time, so each is open only briefly.
Will new windows lower my energy bills?
Replacing single-pane, old aluminum or failed windows with well-installed energy-efficient windows usually reduces drafts and heat loss and makes rooms more comfortable. Actual savings depend on your home, your heating system and the windows you choose.
Is there still a federal tax credit for new windows?
No. The federal Energy Efficient Home Improvement Credit ended for windows placed in service after December 31, 2025. Utility rebates such as PSE's are still available.
Do PSE rebates apply to my new windows?
If PSE electricity or natural gas is your home's main heat source, upgrading older windows may qualify for a PSE rebate. Products must meet PSE's U-factor requirements and be installed by December 31, 2026 for the current program. We provide the U-factor documentation you need to apply.
